NOTICE TO ALL PROPERTY OWNERS OF THE TOWN OF GEORGINA
2004 INTERIM PROPERTY TAX BILLING
The 2004 Interim Property Tax Billings for all properties in the Town of Georgina were delivered to the Post Office on January 19 th , 2004. The property tax billing is payable in two (2) installments as follows:
1 st Installment - Wednesday February 25th, 2004
2 nd Installment - Wednesday April 28 th , 2004
Failure to receive a tax billing does not relieve the taxpayer of the responsibility to pay the taxes by the due dates. If you have not received your tax billing, please contact the Tax Office at the Civic Centre prior to the due dates , so that the information may be given to you in order to avoid the imposition of any penalties or interest.
The Town of Georgina offers an automated monthly tax payment plan option, please contact the Tax Office for further information.

MESSAGE TO GEORGINA TAXPAYERS
2004 INTERIM PROPERTY TAX BILLING NOTICE
Enclosed with this letter is your 2004 Interim Tax Billing(s) which is payable in two installments, the first on February 25, 2004 and the second on April 28, 2004.
During the year 2003, all properties in the Province of Ontario were subject to reassessment as a result of the change to the base year for current market value from June 30th, 2001 to June 30th, 2003. For information purposes, the Municipal Property Assessment Corporation is responsible for the reassessment of all properties.
Preliminary analysis of new reassessment information indicates that Georgina residential properties that experienced an increase in current market value of approximately 11% should not experience an assessment related tax increase. In the Multi-Residential, Commercial and Industrial assessment categories, the Province of Ontario enacted legislation to limit any assessment related tax increases to 5% over that billed in the prior year. This legislation remains in place for 2004. (Please note: these examples apply to assessment related impacts only; year 2004 Budgetary changes by the Town, Region or Ministry of Education are not included in this analysis.)
The tax billing(s) that you have received is based upon 50% of the total taxes levied on your property in 2003. Your revised current market value appears on this billing, however, the total taxes for 2004 will not be calculated until later this year when the final budget requirements for the Ministry of Education, Region of York and Town of Georgina, have been determined. As in the past, Town Council and Finance staff welcome input, comments and participation from members of the Public during the budget development process.

Please note the deadline for filing an official property assessment appeal for 2004 Taxation is March 31, 2004 . Appeal forms are available at the Town of Georgina Tax Office for your convenience.
